Thorough Survey Of Lead-Based Paint Risks In Your Home Or Business

of lead contaminated or bearing environments through a Lead-Based Paint Risk Assessment.
A Lead-Based Paint Risk Assessment identifies and evaluates any lead risks that may pose
a hazard to the environment and more importantly to occupants. Additionally, a Lead Risk
Assessment Report also outlines and offers risk mitigation (management of lead risks) and
abatement alternatives for any lead risks that may be present. A Lead-Based Paint Inspection
must have been completed prior to having a Lead-Based Paint Risk Assessment performed.
The Lead-Based Paint Risk Assessment includes:
- Paint Condition: The inspection/assessment of painted surfaces. Is the paint
chalking, cracked, chipped, etc.
- Friction Zones: Assessing whether or not the location of the lead-based paint is in areas
known as "friction zones". Friction zones are areas where two components meet and rub together
causing lead dust, such as a door rubbing against a door jamb or a window sash rubbing
against a window jamb.
- Bite Zones: Assessing if lead-based paint is located in what is referred to as
"bite zones". Bite Zones are areas such as window sills. These are areas where
small children sometimes like to teeth on. Since lead has a sweet taste, children find
this most appealing.
- Lead-Wipes: Lead dust wipe sampling is used for areas where there is potential for a
high degree of dust and friction involved such as: windows and sills, floors and other
flat surfaces, and doors. Lead-Wipes are small moist towelettes that are used to wipe
an area to collect any lead dust that may be present. These wipes are then sent to a
laboratory for analysis.
- Soil Samples: Soil samples may be collected and sent to a laboratory for analysis to
determine if the soil is contained with lead.
- Water Samples: A water sample may be collected to verify lead content.
Lead Samples Tested By Accredited Laboratories
For physical samples taken of soil, water, or other lead positive materials, and for any
lead dust wipe samples taken ENSPEC uses laboratories that are accredited by the American
Industrial Hygiene Association (AIHA), who participate in Environmental Lead Laboratory
Proficiency Analytical Testing (ELLPAT) programs for lead, and who are accredited by the
National Institute of Standards and Technology (NIST). All laboratories employed analyze
possible lead samples using Atomic Absorption Spectroscopy ("AAS").
Comprehensive Lead Risk Assessment Reports Provided
ENSPEC provides a comprehensive Lead Risk Assessment Report, typically delivered to
the client within 3 to 5 business days from the date of physical inspection.
Our reports include descriptions and floor plans to easily identify lead containing
components and their respective location. Additionally, our reports outline and
identify any and all lead hazards that may be of concern to our client.
Our lead risk assessment reports also contain all data accumulated during the inspection,
all positive lead based components, Chain of Custody (COC), results of physical samples
taken, certifications of our inspectors/assessors, testing methods involved, property
description and history, and abatement (removal) alternatives and abatement information
on any lead based risks.
